I have worked in the capacity of Carpenter, Carpenter Foreman, Superintendent, Project Superintendent, Project Manager, Vice President / Senior Construction Manager, and have progressed through each position focusing on achievement and developing a competent understanding of all aspects of construction, construction management and administration. Contract / Project Director / Corporate Real Estate Facilities. Duties: Leader of multiple project teams. Currently managing seven projects simultaneously. Starting at project conception to completion. Projects include expansions, renovations and ground up construction of Art Institutes and South Universities throughout the United States. Projects range from $500K to $8 million. Create high level budgets working closely with the Finance Department and Relationship Managers. Regularly meet with Group Vice Presidents, Campus Presidents, IT Managers and Facilities Managers to determine campus needs. Request and process proposals from Architects and Contractors using the competitive bidding process. Initiate Project Meetings and high level scheduling. Visit projects on a regular and as needed basis. Build and maintain cost tracker and project files. Created preferred vendor list. Review negotiate and approve all change orders. Insure design standards are being adhered to during drawing and construction phases.

Vice President / Senior Project Manager of the Great Lakes Region on a 700 million dollar expansion renovation initiative. Managed a team of five Project Managers and a portfolio of thirty one projects estimated at over thirty five million dollars. Showed a cost savings at Key Bank of approximately $400,000.00 in 12 months. Utilized Keys construction tracking system to create detailed budgets classifying estimated values by CSI cost codes to allow for efficient capitalization of construction costs into Keys fixed asset system. Met with Keys project team including designers, transaction managers, property managers, phone and data managers and line of business managers to provide explanations of budget estimates, variances between estimates and actual for costs and timing of construction projects. Managed relationships with existing Key vendors and developed new relationships to ensure that Key has a sufficient vendor pool to allow for variability in construction projects and speed to market. Assisted Keys project team in understanding proposed scope changes during estimating and construction phases to allow for timely internal communication for the need for additional resources and to ensure that capital improvements where completed in a manor within budget, scope and timing expectations. Utilized Keys construction tracking system to maintain an understanding of construction costs by trade based on historical costs. Insured that Keys standards, policies and procedures where adhered to during the bidding and construction process. Challenged any proposed deviation recommended and gained consensus between Key designers and contractors. Visited and inspected each construction project not less than twice a month to ensure that construction followed the design and intent conveyed and that the total product including each component met Keys and construction industry standards. Ordered and interpreted all engineering reports with the assistance of Keys external legal counsel, negotiated lease work letters and purchased and sale contract terms related to site conditions at closing. Represented Key in the permitting process. Reviewed construction documents for errors and omissions.

Project Manager on eight-hundred and forty-two million dollar Ohio School Facilities Commission/Akron Public Schools Building Program. Providing Agency Construction Management Services. Report directly to the Ohio School Facilities Commission. Directly responsible for five concurrent projects including three elementary schools, one high school abatement, demolition and renovation and one elementary school abatement, demolition and new construction projects totaling sixty nine million dollars in hard and soft costs. Responsible for client relations, bidding process, contract administration, project controls, project procedures, coordination of field staff consisting of five people, claims management/mitigation, training and development of support staff.
Project Superintendent on new sixteen million dollar Jennings Community Learning Center project. Provided Agency Construction Management Services. Responsible for client relations, coordination of preconstruction activities, bid documents, project procedures, coordination of prime contractors, safety policies and procedures, claims management/mitigation, schedule management and training and development of support staff.
Project Superintendent on new twenty-seven million dollar Massillon Middle School project in Massillon Ohio. Provided Agency Construction Management Services. Responsible for client relations, coordination of post construction activities, bid documents, project procedures, coordination of prime contractors, safety policies and procedures, claims management/mitigation and schedule management.

Project Superintendent on twenty-five million dollar Ohio School Facilities Commission/Pymatuning Valley School District building program. Provided Agency Construction Management Services. Report directly to the Ohio School Facilities Commission. Program consists of new middle school, renovations/additions to the existing high and elementary school buildings and three million dollar locally funded auditorium facility. Responsible for client relations, coordination of preconstruction activities, bid documents, project procedures, coordination of prime contractors, safety policies and procedures, claims management/mitigation, schedule management and training and development of support staff.
