OBO Raphael Special Project Security Upgrade

Managed facilities security upgrade for OECD and United States Embassy. Project included installation of new HVAC systems, new electrical, telephone and data systems, as well as additional internal structural modifications and additions. Details withheld due to security

Ongoing duties: completed take-offs and estimates; supervised work of all tradesmen including welders, pipe fitters, electricians, and carpenters; scheduled and directed the work of subcontractors; managed overall project scheduling and budget; prepared project reports; kept accurate and timely documentation including pay applications, change orders and job files. Represented MIC at weekly meetings to provide progress reports and updates to OBO officials. Consistently directed and coordinated construction activities to ensure successful completion of project.

OBO United States Embassy HVAC Installation

Managed the installation of new air conditioning system for U.S. Embassy in Copenhagen, Denmark. Project involved demolishing old systems and installing new Airstack Modular Chillers on roof and fan coil units in all offices of three story building, as well as three new air handling units in penthouse. Negotiated with local utility to bring in additional electrical power to Embassy and installed two new electrical panels. Negotiated contract with local rigging crew and devised method to bring air handling units into penthouse of Embassy without damage to building.

Initial review of contract to prepare RFIs and RFPs, developed cost estimates, negotiated with OBO on outstanding issues or extras. Coordinated ongoing activities necessary to run project including, contract negotiations, progress reports and problem resolution. Managed crew of American craftsmen including arranging for accommodations and transportation, etc. Performed in various roles as required to facilitate project progress.

OBO Renovations to DEA Office Suite

Managed renovation of office suite for D.E.A. in Cartagena, Colombia. Project involved complete demolition of entire floor in existing office building. Demolished all internal structures as well as plumbing and air conditioning systems. Installed new steel support system to reinforce floors and reinforced all windows with steel frames, grills and Mylar film. Reconstructed specific walls to secure standards using steel partitions and constructed six-sided steel file room. Rebuilt walls, ceilings and installed new plumbing, HVAC, and electrical systems to U.S. standards and codes.

Negotiated contracts for local specialty trade contractors including plumbing, HVAC, electrical, carpentry, and welding. Coordinated and supervised forty (40) tradesmen and Project Superintendent. Developed estimates for construction costs, directed the purchase, delivery and use of materials, tools, and equipment; directed and monitored progress of construction activities; oversaw the quality of construction, worker productivity, and safety; negotiated and managed major trade contracts; managed overall project scheduling and budget; prepared project reports; conducted weekly progress meetings to discuss scheduling, submittals, material deliveries, request for information(RFI), change proposals, quality and inspections.

OBO United States Embassy Building Security Upgrade

Managed completion of CAC/PAC project at U.S. Embassy. Demolished and rebuilt guardhouse to increased security specifications and U.S. standards including laying foundation, installation of handicap ramp, Delta Gates and new pavement of existing parking area. Relocated Post 1 and installed new security and electrical systems. Main Embassy renovation: removed existing window fronts and replaced with Norsheild ballistic glass; constructed new secure interview room; relocated telephone room. Also removed front entry to cafeteria and replaced with fire-rated doors, installed new fire alarm and HVAC systems.

Determined labor requirements and provided manpower reports to OBO Project Director. Worked closely with engineers and regularly reviewed engineering and architectural drawings. Supervised all on-site construction, scheduled contractors, resolved day-to-day job-site problems and inspected all work to ensure compliance with plans and specifications. Reviewed and approved contractors monthly pay requests.
