RESPONSIBILITIES:


Selection and negotiating with clients on construction contracts; selection and negotiating with qualified subcontractors; selection and negotiations with long lead equipment vendors. Coordinate with vendors and subcontractors to ensure and obtain competitive costs, required equipment delivery and installations. Preparation of construction CPM; Preparation of Schedule of Values; Monitored the progression of the construction phase of projects.

Managed and lead the overall project including technical, financial, and client satisfaction Accountable for the development, coordination, and execution of the planning, design and/or construction management activities and personnel on a day-to-day basis. Monitor project and staff to ensure that projects are progressing according to established procedures. Meet with project designers and contractors to ensure that procedures are followed at regular basis. Supervised project progress meetings with the subcontractors to ensure that all project coordination and progress issues are addressed and resolved.
Prepared progress invoicing and all supporting documents, i.e waivers, list of subcontractors already paid from last payment and amounts to be paid with next billing accurately. Evaluate progress of project to determine if time schedules are being met.
Oversee periodic inspection of construction activities and compiles non-compliance reports as appropriate. Oversee that contractors are in compliance with project plans and specifications. Monitor quality of work done by contractors and quality of materials used on-site. Administer information document flow from and to contractor and ensures timely appropriate responses and actions accordingly. Administer change order process and claims process with owner and subcontractors and ensures sound contract management practices are employed.
