Responsible for establishing and implementing overall development plan for new Continuing Care Retirement Communities (CCRC) consisting of up to 2,000 independent living units, assisted and skilled nursing facilities, clubhouses and chapel connected with bridges and links.  Hired and managed team of professionals to navigate through site selection, master planning and entitlement process to attain zoning and final land development approvals.  Established the architectural program, unit mix, hard and soft cost budgets, pricing and over all project schedule and proforma for financing approval.  Overseeing concurrent multiple building and site work contracts in various stages of design, permitting, construction, commissioning and occupancy.


Representative Projects


Maris Grove, Concord Township, PA


         2.1 million sq. ft. CCRC on 85 acres, 1,425 independent living units, three clubhouses, and 264 assisted and skilled nursing units; $300 million hard cost budget.  Completed first 500 living units in less than two years from ground breaking in September 2005, by July 2009 delivered 969 independent living units and 132 assisted and skilled nursing units accompanied by two 50K sf clubhouses and a chapel.


Anns Choice, Warminster, PA


         2.8 million sq. ft. CCRC on 98 acres, 2,000 independent living units, $400 million hard cost budget.  Assigned in March 2003 to rescue project from multiple design, permitting and construction issues jeopardizing the scheduled grand opening of the first phase of construction on August 1, 2003.  Managing a team of new and previous players with only five months remaining developed action plan and achieved grand opening deadline while managing design, permitting and construction of the next phases.

        2.8 million sq. ft. CCRC, 2,000 independent living units.  Assigned in May 2002 to manage existing


project team thru completion of 2nd phase of construction of 500 units and assisted and skilled nursing facility, start construction on 3rd phase while overseeing design and approvals for 4th and final phase. Delivering all building and site work contracts on schedule and on budget.


Greenspring Village, Springfield, VA


         2 million sq. ft. CCRC on 87 acres, 1,500 independent living units.  Assigned in January 2001 to continue the design and construction of remaining seven residential buildings, two clubhouses, chapel, two parking decks and health care facility all joined with bridges and links.  Managed the A&E team and contractor keeping costs on budget and moving in residents on schedule.


Seabrook Village, Tinton Falls, NJ


         2 million sq. ft. CCRC on 120 acres, 1,650 independent living units, assisted and skilled nursing facility, three clubhouses and chapel in a campus setting.  Assigned in January 1996 managing land acquisitions, due diligence, feasibility studies and negotiating all consultant contracts.  Assembling team of attorneys, engineers and architects, proceeded with entitlement process, master planning, rezoning, and approval of "General Development Plan". September 1997 broke ground on first phase of sitework, clubhouse and two residential buildings achieving occupancy for resident move-in December 1998 on schedule and on budget.
