I have over 17 years of architectural design and construction administration experience serving as Project Manager on a wide variety of building types either new or renovations (higher/lower educational, restaurants/kitchen with commercial dining, retail/mixed-use development, commercial buildings, multi-family and warehouse facilities).  I have worked with clients in collaborating on solutions to understand their project and prepare plans to achieve stated goals and knowledgeable of the preparation and negotiation of contracts with both the clients and consultants. Im very proficient with AutoCAD, Word, Excel and Outlook.  I have both managed and/or work with the design team to prepare a schedule for execution for all project phases; including programming, design, construction documents, code review, construction and occupancy.  I have experience in traveling to multiple project sites (in/out state), conducting regular client meetings to reviewing design documents and monitoring the construction progress as part of construction administration activities of the specific project.

Project Manager.  Stephen F. Austin State University, $30M Two-Year Bond Program, Nacogdoches, Texas.  The project involved the overall management of the programming, design and construction delivery services for these projects. Including new Nursing Building $13M; new Chemistry Building $15M; and Student Center HVAC upgrade $2M.  The project involved budgeting and scheduling tasks; planning and program development; facility assessment; user group(s) mobilization and needs assessment; architectural, engineering and design services scope articulation; and RFQ review and evaluation.  Also provided quality control; project documents review; construction manager scope articulation and RFP review and evaluation; project meetings, reporting/presentations; and owners representation.


RETAIL/COMMERCIAL


OBrien & Assocs-Architects, Dallas, TX - 2005-2009


Project Manager.  Uptown Commercial Development, Cedar Hill, Texas.  Provided project management services in all aspects of service from inception, including Construction Documents, assembling and managing the project team to develop/deliver services rendered either by developing/reviewing documents, traveling to attend Construction Meetings with Contractors/Consultants, providing Submittal/Samples reviews to meet the client expectations for projects ranging from Retail (Omni buildings & Centers), Mixed Use Developments and Multi-Story Office Buildings.

Project Manager.  Dallas Independent School District, Dallas, Texas.  These projects included renovations/expansions of Robert E. Lee, William Lipscomb, Lee McShan Jr., Mount Auburn, Edna Rowe and H.S. Thompson Elementary Schools. I have served as a DISD representative, coordinating and supervising all A/E activities, providing leadership in the design and construction phases, evaluating general contractors, developing contracts, while taking the appropriate action to resolve any design cost issues; bidding, negations, local government permitting or inspection issues discovered during the entire process and completing closeout documentation of the assigned project.

Assistant Architect.  Red Robin Restaurant, California, Oregon and Colorado; Texas Land & Cattle, Dallas, Texas; ESPN Zone, Atlanta, Georgia and Anaheim, California; Planet Hollywood Restaurant, Dallas, Texas and Houston, Texas.  The projects above involved new construction. I have lead the project teams and was responsible for the execution of construction documents, conducted project meetings, participated in site visits, supervised AutoCAD technicians, negotiated with city officials during the permitting process and coordinated efforts with contractors, engineering consultants, landlords and clients.
