PROJECT COORDINATOR - I provided management oversight for all phases of the construction project, including coordinating workers, material, and equipment, ensuring that specifications are being followed, and work is proceeding on schedule and within budget. I developed a cost-effective plan and schedule for completion of project following a logical pattern for utilization of resources. I selected and coordinated work of subcontractors working on various phases of the project. I was responsible for proper administration of construction contracts and for obtaining all necessary permits and licenses. I tracked and controlled construction schedules and associated costs to achieve completion of project within time and monies allocated.
RISK MANAGEMENT DIRECTOR - In this position I used my construction, judgment, settlement and negotiation skills in evaluating property losses. Through on site investigation, evaluation and documentation I made appropriate settlement recommendations on all claims. I was responsible for making consistent decisions on claim settlements. I made timely and appropriate contacts and completed appropriate level of investigation to make determination of coverage, liability and damages. I determined exposure and established with the insurance company representative adequate reserves for the loss. I determined settlement value of the loss and negotiated proper settlement of claim. I then directed reconstruction of all losses.
• Property manager for 455 unit property in Kansas City, Missouri
• Successfully concluded as risk manager/adjuster over 700 property loss claims in the amount of approximately $17 million dollars in the last 13 years and the reconstruction of these losses.
• Regional Manger for KC portfolio consisting of 5 properties and 1200 units
• Conceptualized and authored two operation and maintenance manuals covering mold and asbestos in addition to standardized landscape maintenance & improvement RFP for nationwide portfolio
• Conducted leadership training for 21 regional supervisors for property loss claim handling procedures on a property level.
• Directed $14.5 million dollar inner city multi-family renovation in Kansas City and assisted in securing 10 year tax abatement with Tax Increment Finance Commission. Winning the Cornerstone Award for Best Renovation.
