Founded real estate development company that has entitled and developed over 100 million dollars worth of commercial projects. Over 550 acres of land and constructed and managed over 500,000 sq ft of commercial space throughout Northern California and managed multiple facilities in multiple locations
Achievements:
• Negotiated with Sacramento city planners to triple the density of existing residential loft project without planning commission review, including negotiating long term parking lease in city-owned garage; gained approval to fast track project before permits were issued in order to complete 1031 construction exchange.
• Purchased vacant building from developer who was unable to get approvals for a mini storage; obtained entitlements for 54,000 sq ft mini storage; improved, leased, and sold it within one year.
• Added an extra floor on an existing approved plan for a mini storage to increase density by 33%, without planning commission review.
• Converted 150,000 sq ft of completed office buildings to office condos for sale to owner/users, due to changing market conditions.
• Successfully researched and implemented method of developing 500-acre ranch into separate parcels, without having to go through subdivision process.
