Position: Sr Project Manager / SE Regional Construction Planner

Senior Director of Construction was my original position for six months. My responsibilities included: preconstruction meetings, obtaining permits, managed multiple large projects, contractor relations, progress, budget and scheduling reporting, and close out documents.

I was promoted to SE Regional Construction Planner. The position was the pivot point between Development and Construction Services. I worked with the SVP of Development and SVP of Construction Services providing them a full project plan that included two rounds of in house estimations, Microsoft Project schedules, budgets, Scope of work, PCA’s and an overall feasibility study before submitting for funding. After approval of funds, my responsibilities continued with the project to completion. Creating a scope of work and reviewing architect / engineer drawings along while creating a bid package and sending them out to qualified contractors was my next task. Creating the contract documents and final scope of work negotiated between Dev and the general contractor was my responsibility. After all contracts were signed, I would introduce the contractors to the project team. My responsibilities also included managing a project manager throughout the project to insure an on time and on budget completion. Contracts ranged from 5 m to 25m. The SE Region included: Georgia, Florida, Tennessee, South Carolina, Alabama and Mississippi.

As a leader of the National Planners Taskforce I created templates and formats used company wide for project planning and reporting. I initiated and developed an online project management course used for company training. I also lead a team to develop a mentoring program for the company. The amount of work I managed was over $150m spread out over 10 projects within a 2 ½ year time span.

As Regional Director my duties included managing over 100 maintenance professionals and 13 different renovation budgets over 25m. Every property in the portfolio is undergoing major renovations while occupied. I also managed a team of four construction / service managers: director of capital improvements, director of exterior renovations and two directors of interior renovations / resident service operations. The focus of my position was centered on service and quality for their residents. Maintaining fiscal integrity and smart contract negotiations insured project completions on time and on schedule.
