Job Description: Primary Responsibilities:

Team Participation

1. Proactively influence the contents of the design documents to be estimated, resulting in receiving appropriately complete documents before beginning the estimating process.
2. Actively participate in appropriate design meetings, pre-bid meetings, preconstruction meetings, and post construction meetings. Provide agenda items for the SPM/PM.
3. Interact with the design team in a professional manner, resulting in mutual trust and respect between the design team and the estimator.
4. Offer suggestions to the design team resulting in selection of systems on schedule that meet the budget and functional requirements of the Owner.
5. Coordinate with the project management team in the preparation of the preliminary construction schedule. The estimate and the construction schedule are to be commensurate with each other. Items such as durations, phasing, early order/procurement/delivery, work by others, etc are to be congruent between the estimate and the schedule.
6. Participate in the transition of information from the estimating data system to accounting data system.
7. Foster positive relationships with Architects, Engineers, Clients, in-house project team members, and the Subcontractor community.


Leadership

1. Delegate assignments to the estimating staff resulting with clear expectations, resulting in work completed accurately on time.
2. Provide mentorship to the estimating support staff resulting in continued growth of our team.
3. Work with preconstruction manager in establishing procedures and templates.
4. Participate in maintaining the data base and system assemblies.
5. Monitor updates for computerized software; act as liaison between estimating staff and software tutorial service.


Estimating

1. Prepare accurate and well formatted design phase estimates describing the estimated costs, quantities, and assumptions of each site and building system. Accuracy is measured by consistency of subsequent cost estimates and ultimately the GMP at the conclusion of construction.
2. Prepare accurate, well formatted, and competitive guaranteed maximum prices and stipulated sum bids, as applicable to the project for construction, while protecting the interests of Rushforth Construction Company. Accuracy is measured by the construction team’s ability to implement the construction budget, stay within budget, and to be consistent with the final construction cost at close-out.
3. Prepare estimates that are easily understood by the design team and the Owner, resulting in clear direction regarding the scope and quality of the project.
4. Prepare minimum three comparative rough order of magnitude cost estimates of appropriate building systems delivered to the design team on schedule. Results include selection of building systems that meet the Owner’s requirements and budget.
5. Involve the design-build MEP team members into the preconstruction processes at the appropriate time resulting in accurate MEP cost estimates, with VE items as necessary, that are on budget and on schedule.
6. Prepare cost estimate presentations to include executive summary, appropriate back up data such as preconstruction schedule and product data, and cost estimate report with variance report. Results include clear understanding by the Owner and A/E team on the estimated cost of the project and what is affecting the costs.
7. Prepare subcontractor solicitations that include clear and concise scope of work descriptions. Results include clear, complete bids and estimates, and bid coverage of at least three bids for each major discipline.
8. Assembly of relevant cost control ideas and VE items as needed to assist the Owner and design team to keep the project within the budget without having to back track on the schedule.
9. Prepare thorough GMP/Bid Books in time for use by the project team to write contracts and understand the precepts that the estimate/GMP is based on. Include thorough QC review of bids back checked with the “green sheets” resulting in no math and/or bid coverage errors.
10. Prepare and oversee the preparation and filing of transmittals, e-mail receipts, and fax receipts. Ensure that they are completed, attached, and copies filed for all documents issued to external parties.
11. Acquire thorough knowledge of plans, specifications and owner goals.
12. Prepare list of Subcontractors and/or Suppliers for quotation.
13. Prepare quantity take-off sheets.
14. Set up Bid Grid for Subcontractor/Supplier bid input on bid day. Works in conjunction with Administrative Assistant for preparation of Bid Grid for “public” bid projects in conjunction with Project Manager.
15. Review request for proposals, specifications, drawings and attend pre-bid meetings to determine scope of work and required contents of estimate.
16. May assist in preparation of studies, materials and methods, recommendations, and relative cost estimates as required.
