Job Description:	Salem Lutheran Home is a beautiful retirement community located in Oakland providing residential, assisted living, memory care and skilled nursing services for the elderly. We are currently seeking a talented and dedicated Director of Plant Operations to be responsible for the oversight and management of maintenance, housekeeping, laundry, grounds, and security operations, as well as capital improvements at Salem Lutheran Home. With the goal of assuring a safe, healthful, and pleasant environment for residents, staff, volunteers, and visitors, this position provides management, technical expertise, life safety reviews and quality assurance programs to ensure customer satisfaction and regulatory compliance related to the physical plant and safety programs. Mechanically skilled and capable of establishing a work order and preventative maintenance program. Supervise our housekeeping team, as well as respond to and repair all mechanical, security, pager and telephone systems and coordinate maintenance/landscaping contracts in a timely manner. Maintains the emergency power generating equipment along with all fire and life safety equipment. Conducts life safety reviews of campus; ensures regulatory compliance related to buildings, systems, and disaster response. Implements established emergency policies and procedures. Conducts emergency and disaster drills, and responds to emergency calls. Conducts quality assurance inspections as appropriate to maintain high quality services. Participates (or designates appropriate Facility persons) in various Quality Improvement programs and committees. Participates in and actively supports Work Safely committee. Develops and maintains an effective security department, including coordination with housekeeping and maintenance. Develops security policies and procedures, trains staff, and implements changes as necessary. Is capable and ready to personally respond to service requests as needs arise and the situation dictates. Personally performs hands-on repairs when appropriate. Requirements HS Diploma required; some college courses pref. Contractor’s license desirable but not required. Min. of 6 years related exp. In facilities management, construction, engineering, property management and maintenance, at least 3 years in health care or retirement community environment. 3 years supervisory experience. Advance level of knowledge of building codes, life safety, and Cal-OSHA requirements; journeyman level of knowledge of HVAC/boiler, electrical, plumbing and mechanical equipment; knowledge of safety policies and procedures. Proficiency in the use of Word, Excel, and e-mail computer software programs. Must have valid drivers license, excellent leadership and supervisory abilities. Good verbal communication skills; ability to work well with others.
