Job Description: SUMMARY OF POSITION: Responsible for overall maintenance of facility. Responsible for preventative maintenance, painting and repairs inside and outside the facility to provide a safe, attractive and orderly environment for the benefit, use, enjoyment and protection of residents, staff and visitors. Conducts routine tests and inspections on various facility systems such as the emergency generator, sprinkler systems, door alarms, nurse call system, hood and duct systems, and hot water system. Conducts fire drills monthly. Initiates and updates the fire and disaster preparedness plans. Follows all Extendicare policies and procedures.






Job Requirements

POSITION RESPONSIBILITIES: The responsibilities of this position involve significant

physical activities including standing, lifting (up to 60 pounds unassisted), bending, stooping,pushing, pulling and twisting. The tasks on this position description marked with an asterisk (*) are those that regularly require these physical activities. All employees of nursing homes may be required to provide lifting and transfer assistance to residents. Lifting and/or transferring some residents will require use of a lifting device and /or assistance of other staff


Essential Functions

1. Supervisory Responsibilities

· Makes daily work assignments.

· *Directs the work of employees.

· Schedules lunch and rest breaks

· Authorizes early departure from work.

· Authorizes overtime.

· Reassigns employees from one area to another area as facility needs dictate.

· Prepares written evaluations of assigned employees.

· Enforces facility policies with authority to issue Disciplinary Action Reports as

needed.

· Authority to suspend employees for rules violation.

· Initials time records to authorize variances.

· Interviews applicants that will be assigned to his/her area of responsibility.

· Receives and handles employee complaints.

· *Participates in training programs and assists in orientation of new staff.

2. Establishes and expedites a work order program according to Extendicare policy and

procedure.

· *Prioritizes work orders. Participates in repair work such as masonry, carpentry,

painting, plumbing, electrical, and HVAC.

· *Schedules, delegates or completes work orders.

· *Monitors work orders for completion on a timely basis.

3. Preventative Maintenance

· Establishes preventative maintenance schedules.

· Keeps accurate records of maintenance performed.

· Recommends building equipment improvements.

· *Performs periodic maintenance checks of building, grounds, facility and

equipment.

· Keeps a current inventory of maintenance supplies, tools, equipment and stock.

· *Responsible for conducting routine tests of various systems and equipment such

as the emergency generator, fire alarm, sprinkler system, hood and duct system,

door alarms, nurse call system, and hot water system.

4. *Lifts and/or moves equipment, supplies, and furnishings as required.

5. Facility Disaster Plan

· *Holds and documents fire drills once a month per shift per federal/state regulations

and Extendicare guidelines.

· *Inservices all facility staff on fire fighting, safety and disaster preparedness plans.

Demonstrates use of fire extinguishers and resident evacuation procedures.

6. *Checks the quality of workmanship done by contractors. Assures building and safety

codes are adhered to.

7. Obtains bids for facility capital expenditures.

8. *Orders approved supplies, materials and equipment for the maintenance department

within budgetary constraints. Purchases supplies and equipment using Extendicare

procedures and approved vendors.

9. Coordinates maintenance services with all other departments and services.

10. Completes forms and reports as required. Maintains records of all maintenance

activities.

11. *May be on call for emergencies 24 hours a day.

12. *Complies with laws and regulations applicable to position and acts in accordance with Extendicare Health Services, Inc.’s Corporate Compliance Program.

13. Treats all residents, visitors, and staff with courtesy.

14. *Performs physical activities including standing, lifting (up to 60 pounds unassisted),

bending, stooping, pushing, pulling and twisting.

15. *Works overtime, holiday and weekend hours as scheduled.

16. Follows facility dress and hygiene policies.

17. Safety

· Knows and follows facility rules.

· *Demonstrates proper use of equipment. Reports equipment needs or repairs.

· Follows facility smoking policies.

· Reports and documents any incidents or accidents of residents, staff or visitors to

the appropriate facility personnel.

· Reports all hazardous conditions/equipment to Supervisor.

· *Performs duties, which may include transportation of residents, as assigned in

Facility Disaster Plan.

· Uses required protective equipment.

· Follows infection control standards, policies and procedures.

18. Resident Rights

· Knows Resident Rights. Helps the residents/patients exercise and/or protect their

rights.

· Reports resident/patient complaints to management.

· Maintains confidentiality of resident/patient information.

19. HIPAA

· Follows and adheres to Extendicare’s policies and procedures implementing

HIPAA requirements for the privacy and security of protected health information.

· Uses and/or discloses only minimum amount of Protected Health Information

necessary to complete assigned tasks. (Applies only if position requires access to

PHI under Role Based Access Grid.)

· Reports all suspected violation of company’s HIPAA policies or procedures to

Facility Privacy Designee.


Other Duties

1. *Performs other duties as directed by facility management.



KNOWLEDGE, SKILLS, & ABILITIES

1. Current driver's license and ability to drive facility's vehicles.

2. Maintenance experience (supervisory experience preferred).

3. Knowledge and ability in electricity, plumbing, HVAC, refrigeration, carpentry, plastering,and painting preferred.

4. Must be 18 years of age or older.

5. Ability to plan, organize, prioritize, and complete work with a minimum of supervision.

6. Education or experience sufficient to meet position requirements.

7. Ability to relate positively, effectively and appropriately with residents, families, community members, volunteers and other facility staff. Possess special interest in, and a positive attitude about, working with long-term care residents and the elderly.

8. Ability to read, write, speak and understand English.

9. Meets all health requirements, as required by law.
