Job Description:	The Senior Estimator is responsible for assisting the Pre-Construction Manager in procedures documentation required in preparing accurate and thorough budgets for both Land Development and Vertical Construction. The Senior Estimator will be responsible for every aspect of budget preparation, including in-house takeoffs, bid solicitation and analysis, unit price comparison and value interpretation, estimate assembly, and complete project information cataloging. Senior Estimator will oversee preparation of incremental estimates, (conceptual, 30%, 60%, 90%) for all projects, as well as final preparation of Budget Summary Compilations for all projects. Senior Estimator will compile project cost data and will assist with preparation of annual budgets. Senior Estimator will develop efficient estimating systems utilizing Timberline and AGTEK and to lesser degree, Excel. Develop formal contract status report to track the process from vendor selection through signing of contracts and notice to proceed. Coordinate the assembly of field project binders for all new jobs. Implement formal, standardized and complete bid invitation, collection and tabulation methods. Organize and supervise construction document file management. Assist in pre-qualification of subcontractors, inspection of their work and calling references; supervise and coordinate sending budgets to accounting. Create contracts, create and track change orders. Required Skills Must possess the ability to read and interpret building plans and specifications and building code requirements. Proficiency with construction scheduling and management software applications required e.g., Timberline, Microsoft Office, AGTEK Earthwork 3D, Autocad, Primavera Project Planner are required. Must be goal oriented, be able to multi-task and possess strong analytical, organizational and communication skills. Required Experience Bachelor's degree in Business, Construction Management, Engineering, or related field is required; comparable combination of construction field experience and a college degree will be considered. Minimum 10 years experience, 5 of which should consist of field experience in residential, commercial, civil construction.
