Job Description:	Civic Builders, a nonprofit real estate developer of charter schools in New York City, seeks an experienced, entrepreneurial Project Manager to help build its growing portfolio. Through innovative public-private partnerships as well as private development models, Civic Builders has to date developed over $150 million of real estate in New York. These projects range in size from 25,000 square foot gut renovations to 125,000 square feet of new construction.The Project Manager will manage two projects at a time ranging between $7 and $70 million. Your core responsibility will be to organize, drive and manage the entire development process from site identification/due diligence, through creation of design documents to supervision of construction administration and final governmental sign-offs to ensure your projects are delivered on time and on budget. Specific responsibilities include: · SITE DUE DILIGENCE: Organizing, conducting and thoroughly evaluating site due diligence analyses with appropriate consultants including zoning studies, early-stage budgeting, early-stage scheduling, environmental reports, feasibility studies, and site/ physical plant existing conditions reports. · DESIGN DOCUMENT MANAGEMENT: Hiring and managing design teams towards the creation of high quality, coordinated design documents which meet budget objectives and project schedule. You will be expected to have a technical enough background that will allow you to thoughtfully review all drawings and specifications throughout design to ensure that documents:o incorporate client requirements and design direction;o meet design and construction quality control standards including coordination between all consultants/subconsultants; ando meet efficient design practice and general constructability standards. You will be expected to provide value engineering suggestions and design criticisms throughout the process. · DEAL DEVELOPMENT: Support Business Development Staff to craft and execute development deals including strategic due diligence and design procurement planning, development of project design and deal milestones, input on deal documentation. · CONSTRUCTION ADMINISTRATION: While CA will be under the purview of Civic’s Director of Construction, PM will provide a continuum of client and design-side priorities throughout construction and permitting.Additional Qualifications: A successful candidate for this position will be HIGHLY ORGANIZED and an assertive self-starter with a proven ability to multi-task, take initiative, and work collaboratively with a team. Excellent written and verbal communication skills are imperative. A professional degree in architecture or engineering with a minimum of seven years experience within the profession is preferred. Direct Project Management experience will be highly preferred.
