Job Description:	Goals & Objectives of the Position 1. To survey, evaluate, and select upcoming construction projects in North, East, Central and West Texas for which RBR will prepare and submit a proposal or bid where we have a reasonable chance of obtaining the work. 2. To perform quality and cost effective pre-construction services. 3. To consistently and successfully develop accurate and compelling proposals and bids for upcoming projects to provide enough continued profitable work to keep RBR on a gradual and steady and profitable growth path for the foreseeable future. 4. To collect estimating metric data and perform analysis on this data so that it can be presented to the RBR management on a monthly basis such that informed decisions can be made and our estimating and business development approach can be adjusted in a timely manner in order to maintain a success rate for the estimating department that is consistent with achieving goal #3. 5. To create and maintain an outstanding working relationship with our partners in the the construction process including the owners, owner representatives, architects, subcontractors and vendors. 6. To successfully hand off awarded jobs to the project management team so that momentum is maintained and the projects are started properly and to provide ongoing project management support. Employment Requirements Prior work experience: - Minimum of 5 years of work as a commercial construction estimator in Texas - Proposing and bidding Texas public school and college / university projects - Proposing and bidding new / renovation / modernization projects - Proposing and bidding Texas courthouse restoration projects - Preparing detailed cost estimates for contractor and subcontractor bid packages - Subcontractor analysis, evaluation, verification and procurement - Analysis and negotiation of contractor and subcontractor change orders - Analysis and negotiation of design related add services - Familiarity with contractual delivery models such as design build, design bid build, CM, CMR, and Negotiated, etc. Educational degrees: Bachelors degree in construction management or equivalent experience required. Certificates & licenses: Must hold a valid driver's license, car insurance, and automobile. Skill requirements: Excellent verbal and writing skills. Strong working knowledge of Microsoft Outlook, Excel, Word, PowerPoint, MS Project or SureTrak, MC2, Adobe Acrobat Standard, Contact Management Software (like ACT!), Smart Phone Technology. Essential Abilities, Behaviors & Motivators: - Highly motivated, team oriented, and organized - Demonstrates a reliable, responsive and positive work ethic with the highest degree of integrity - Has the ability to exercise judgment and discretion and to set priorities and manage competing demands - Has the ability to work effectively under tight schedule constraints - The ability to consistently perform in the competitive commercial construction estimating arena - Ability to read, analyze and interpret complex construction project plans, specifications, government regulations, and building codes and translate them into successful estimates - Interest in activities such as technical data analysis, organizing information and the study and development of business procedures - Interest in activities associated with persuading others and presenting plans Working Conditions: Hours: 8am to 5pm Monday - Friday Miscellaneous: Performance of the required duties will require sitting at a desk while using a computer and phone. Customer onsite presentations, meetings and project site inspections will be required from time to time. Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus. Performing this job requires use of hands to handle or feel objects, tools or controls, sit, talk and hear, stand, climb, balance, stoop, kneel, crouch, or crawl. Performance of the required duties during onsite inspection may require physical ability to climb permanent and temporary stairs, passenger use of construction personnel hoists, ability to climb ladders and negotiate work areas under construction.
