The role of the Project Manager is to estimate, sometimes quote, plan, execute and finalize projects according to strict deadlines and within budget.​

This position assists with directing the short and long term planning, control and monitoring of project scheduling and implementation, program and project development, budget review, and adherence.​



ESSENTIAL DUTIES AND RESPONSIBILITIES:



Completing take offs and putting together estimates for change orders and quotes within QuickPen and similar formats.​

Drafting change orders and quotes within formats as necessary.​

Aquiring resources and coordinating the efforts of team members and third-party contractors or consultants in order to deliver projects according to plan.​

Effectively communicate project expectations to team members and stakeholders in a timely and clear fashion.​

Estimate the resources and participants needed to achieve project goals.​

Draft and submit budget proposals, and recommend subsequent budget changes where necessary.​

identify and resolve issues and conflicts within the project team.​

Identify and manage project dependencies and critical path.​

Develop best practices and tools for project execution and management.​

Accountable for maintaining all project records, project information management, monitoring of the project budget, project contracts, procurement, design development, construction progress and serving as point of contact for all site-related project activities.​

Coordinate planning, programming, and management to ensure project activities are executed in accordance with established contract requirements, budgets and schedules to achieve project completion on time and within budget.​

Establish and manage the project documentation.​

Implement and maintain budget and schedule controls.​

Report significant issues in a timely manner and will prepare Monthly Progress

Reports in accordance with contract documents.​

Participate in reviewing and evaluating documentation related to the planning, site investigation, design, construction, and contract administration.​

Attend project-related meetings, capture minutes, and record issues.​

Must follow company policy, procedures and supervisors instructions.​

Perform all duties in conformance to appropriate safety and security standards.​

The employee can be depended on to report to work at the scheduled time and is seldom absent from work.​ Employee can be depended upon to complete work in a timely, accurate, and thorough manner and is conscientious, about assignments.​

SUPERVISORY RESPONSIBILITIES:



Project Administrators that may be assigned to the Project Manager and specific job under the Project Manager.​

Construction Supervisors and/​or Foreman assigned to jobs that have been assigned to the Project Manager.​

On some jobs the Project Manger may be in a supervisory position over Project Engineers that have been assigned to those jobs.​





KNOWLEDGE, SKILLS AND ABILITIES:



Ability to effectively change tasks at a moment's notice when the situation requires.​

Must possess the ability to develop positive working relationships with the Owner/​client, professional consultants, development partners, contractors, residents and authorities having jurisdiction.​

Must possess strong written and oral communication skills.​

Must possess strong interpersonal skills.​

Ability to effectively prioritize and execute tasks in a high-pressure environment is crucial.​

Ability to Multi-Task and manger multiple jobs at one time or duration of time.​

Assist in planning, programming, and project management support to ensure all projects, construction projects, and consultant contracts.​

Must possess excellent analytical skills, with the ability to read, interpret and develop statistical reports and calculations.​

Must possess a working knowledge of generally accepted accounting and budgeting practices.​

Must be able to read and interpret building and site plans and specifications.​

Must be able to prepare cost estimates and project schedules.​

Must possess working knowledge of computer applications, with a strong desire for someone with QUICKPEN experience.​

Experience at working both independently and i n a team-oriented, collaborative environment is essential.​

Some travel may be required for the purpose of meeting with clients, stakeholders, or off-site personnel/​management.​



QUALIFICATIONS, EDUCATION & EXPERIENCE REQUIRED:

degree from an accredited college or university with a major in

Civil Engineering, Planning and Development, Construction, or related field.​

3 - 5 years direct work experience in the project management capacity, including all aspects of process development and execution.​
