Job Description:	QUALIFICATIONS: * Bachelor's degree (B. A.) from four-year College or university is preferred and 1-2 years related experience and/or training; or equivalent combination of education and experience. * Must be proficient with computer programs; MS Outlook, Word, Excel and Access. Knowledge of MS Project is helpful * Ability to read and interpret documents such as architectural and engineering construction plans, specifications, operating and maintenance instructions, and procedure manuals. * Ability to write routine reports and correspondences * Ability to communicate and interact verbally and written with other related field project team members; Architects, Engineers, Developers, Real Estate Managers, Contractors, Subcontractors and Vendors * Ability to apply mathematical operations to such as proportions, percentages, area, circumference and volume. Ability to apply concepts of basic mathematics and geometry. * Ability to interpret a variety of instructions in written, oral or schedule form and execute quickly. * Ability to solve practical problems and make common sense decisions. Ability to define the problem, collect data, establish facts and draw valid conclusions * A valid State Drivers License is required. General Contractors License is helpful, although not required * Working knowledge of AIA (American Institute of Architects) contracts and forms JOB RESPONSIBILITIES: * Assist Director of Construction and Construction Project Managers with Advance Auto Parts processes and procedures to meet timely store openings and project closeout for all Real Estate’s new, relo, and remodel stores. * Coordinate efforts between Real Estate, Store Planning & Design, Lease Administration, Facilities Management, Project Managers and Contractors to ensure all store opening goals are met. * Coordinate and review organic store field surveys and photos from Construction Project Managers. * Communicate critical survey issues and information to Facilities Management and Property Management. * Collaborate with Store Planning & Design Merch Coordinator, Sign Coordinator, Project Manager, and Construction Project Managers on Scope of Work for consistent interior and exterior remodel program rollouts. * Distributes Scope of Work and Final Merch Plan to RVP – Operations, DM, GM, General Contractor and Project Manager for their review. Communicate requests for revisions through the Construction Manager for approval. * Researches Lease requirements as they pertain to certain projects. * Timely follow-up with Landlord to address any issues and/or negotiate with Landlord and Lease Renewal Administrator for authorization consistent with project initiatives. * Communicate with other departments and provide assistance on matters that affect more than one area of responsibility and coordinate efforts for timely completion of respective disciplines. * Coordinate with internal and external resources to ensure timely execution of bidding process forms; * Invitation to Bid List and bid Form. Receive General Contractor bids, provide Cost Comparison Sheets and review with Construction Manager and Project Manager to award projects. * Prepares AAP Form Construction Contracts, associated legal documents and AAP Form Service Agreements for General Contractors and Vendors in a thorough, prompt and accurate manner to ensure protection of Advance Auto Parts interest. * Coordinate project administration with Design Coordinators, Sign Coordinators, Director of Construction, Construction Project Managers, Lease Administrators, Developers, Vendors and Facility Management. * Coordinate with Director of Construction and Construction Project Managers on critical communications and documentations to General Contractors in meeting construction timelines . * Enters, issues, and distributes Purchase Orders approved by Construction Manager for assigned projects. * aintains, updates and creates meeting notes, tracking forms, reports, schedules and AAP standard project forms * Forms include Development Schedule, Remodel Schedule and More time Report, Pre-Construction Letter, Punch list Letter and Project Completion Notification. * Maintains and creates electronic and paper project folders which include Project Tracking Letters, Project Schedule, Photographs and Budget Forms. * Receives, reviews, and provides initial approval of all closeout documents which includes Roof Warranty, Parking Lot Certification and Lien Waivers. * Perform additional duties as assigned or required * Travel is nominal. Occasional visits to projects or off site training may be required.
