Job Description:	Description * Acts as engineering technical expert, project manager and leader of the Engineering Team. Supervises up to two internal project managers and manages own projects. * Reviews and comments on project specific schematic designs. * Develops scope of work documents for consultants. * Reviews design development and 100% construction documents for conformance with Gap Inc. Standards and industry standards. * Fields scope and design standards questions from engineering consultants. * Manages development and updates of engineering templates/prototypes and engineering design standards. * Responsible for managing cost, schedule, and quality delivery of projects. Actively involved with managing revision costs. * Develops effective tools for tracking drawing production costs, revisions and consultant quality. * Assists supervisor with mentoring of new employees. * Provides project coverage for Directors, Sr. P.M.s or other P.M.'s during their absences from office. * Utilizes industry best practice standards to establish benchmark for design and construction processes. * Assists in developing departmental strategies for evaluating, training, hiring, scheduling, and managing staff effectively for consistency of project management. * Provides A&E consultant performance feedback. * Disseminates current design standards and change request decisions to A&E consultants on a timely basis. * Prepares thorough tenant criteria and lease reviews. Assists construction project manager with landlord and developer negotiations to resolve design issues and construction lease exhibit concerns. * Reviews escalated requests for information involving site conditions and partners with general contractor and other business partners to determine the most efficient solution that is practical for the business. Assists change order cost negotiations. * Performs MEP commissioning site visits once per quarter and as needed for high profile and problem projects. * Contributes to the success of the division and department through ongoing development and participation in the pilots and initiatives. * Understands the global business objectives and business relationships with A&E. Manages business partner expectations effectively by using appropriate communication channels and methods. * Conducts engineering consultant training seminars and development to meet quality needs. * Provides ad hoc Facility Services, Store Operations and Real Estate engineering technical assistance and troubleshooting. Qualifications * HVAC system, control system and electrical system technical design skills, construction knowledge, inspection, operation and troubleshooting skills. * Thorough understanding of construction sequencing and building codes. * Excellent project planning and time management skills. * Logical, methodical and intuitive thinker with ability to independently develop and administer action plans in response to immediate, long range, and/or complex problems. * Ability to manage multiple projects of varying scopes concurrently with competing priorities and execute effectively. * Results oriented with proven ability to motivate a teams to deliver results. * Confidence in communicating with all levels of management. Must have excellent communication, negotiation, team building and organizational skills. Able to make convincing presentations to garner support for the program. * Experience managing expectations in a fast paced environment; customer service oriented. * Effective negotiator. * Ability to analyze data to inform decisions. * Self-starter capable of operating with little supervision. * Must be able to work independently with multi-disciplinary teams in a rapidly changing multi-project environment. * Consistent analytical thinking and problem-solving skills. * Strong written and oral communication skills. * Proficient in Microsoft Office applications, AutoCAD, Carrier and Trane HVAC equipment selection software, HVAC load calculation programs, ductwork and pipe sizing programs and AutoCAD. * Must be able to travel minimum once per quarter as needed to perform project MEP commissioning inspections and as needed for high profile or problem projects. * Four-year College Degree in Mechanical Engineering and a Professional Engineering License. * 7 years of commercial, retail or government HVAC design related management experience. * 5 years minimum HVAC system, controls and electrical design related experience. * 3 years minimum experience managing or mentoring staff. * Retail (roll-out) construction project experience preferred.
