Job Description:	Description * POSITION LOCATED IN NEWTOWN, PENNSYLVANIA * Responsible to provide executive project support to the Regional Facilities Manager (RFM) * Responsible for providing exceptional customer service to business partners through root cause analysis * Manage district budgets for both SGA & Gap Inc Repairs & Maintenance Spend * Support customer relationships by gaining alignment through asset condition alignment, displayed spend controls and understanding of customers (internal and external) needs * Responsible for analyzing data and recommending solutions, procedures and process improvements * Support and directly manage vendor relationships and vendor performance * Responsible for daily goal setting, task prioritization, crisis management and resource planning * Responsible for developing & implementing cost saving initiatives through store education, vendor education and bundling of services where possible. * Demonstrates a sincere and focused attitude of supporting both our customers and employee's with appropriate professionalism and confidentiality. * Responsible for the execution and establishment of store specific projects against schedule, budget and scope. * Responsible for building relationships with extern business partners such as landlords in order to expedite issues * Demonstrates ability to establish strong rapport with Business and vendor partners, genuinely conveying a sense of urgency and concern for the problem and the financial impact on the business. * Responsible for developing and executing action plans to respond to emergency situations. * Coordinates services at the store level and corporate level. * Performs quality control to Gap Inc. Standards. * Identify potential vendors * Responsible for managing costs in order to meet Gap Inc spend and savings objectives * Weekly / Monthly / Quarterly strategic vendor management meetings / calls focused on: * Asset sustainment * Spend alignment * Expectation setting * Verifies that store asset data is accurate & up to date. * Resolves scheduling issues between stores and vendors * Proactively communicates critical issues to Regional Manager and Business Partners including Risk Management, Loss Preventention and Environmental Compliance. * Escalates and manages critical issues appropriately. * Adhere to Gap Inc. policy * Responsible for initial problem/project diagnosis and developing resolution with the most appropriate partner based on severity and complexity. * Responsible for ensuring vendors are given the appropriate authorization to perform work in accordance with department policies and procedures * Uses problem solving skills and past experience to develop approprriate, customer focused resolution * Strong conflice/resolution skills; able to diffuse challenging situations * Capable of juggling multiple priorities calmly and delivering on expected timelines * Able to review and analyze Facilities Services data drivers and quickly assimilate opportunities for course correction, best practice initiatives and additional detail analysis. * Proficient at the use of all work tools - ServiceChannel, Voice Mail, Email, Word, Excel, Access, PowerPoint. * Manages all departmental expenses to meet company guidelines and achieve budget. * Responsible for assisting the contact center staff in problem solving and fielding escalations. * Demonstrated ability to prioritize daily tasks for self and others. * Demonstrates an understanding of local building codes, regulations and ADA. * Demonstrates an understanding of standard building construction means, methods and cost. * Demonstrates and understanding of price negotiation through common sense and root cause review Qualifications * Exceptional interpersonal and communication skills. * Ability to act methodically, quickly and professionally in high stress situations. * Customer Service Oriented. * Thinks logically, methodically & intuitively. * Results oriented. * Effective negotiator. * Innovative problem solving skills. * College degree or equivalent. * 3 - 5 years Service industry experience (retail preferred) or 3 - 5 years * Facilities contracting / construction knowledge. * Ability to travel 50% +, as needed * Familiar with Microsoft Office applications and database concepts.
